Be Careful When Purchasing a Home in Certain Cities across the United States ...

For anyone interested in purchasing a home around the Bay Area in northern California, parts of Los Angeles, Manhattan, Miami, Seattle, Portland, San Diego, just to name a few because you are paying too much money.

The housing market in many major cities across the United States is way over inflated now, and has been for the last couple years. 
Take a close look at prices right now and take notes of the type of home you interested in purchasing for example: City, # of Bedrooms, # of Bathrooms and so forth and of course the price.
If the home your interested in is going for $500,000 and coming this spring March, April, May is listing for $530,000 then your getting ripped off.
Realtors always explain to home owners selling their homes to boot up the price in spring because this is when most buyers search the market, tax season.

 

So a just a heads-up from Robert Vegas Bob Swetz if your interested in purchasing a home in the next 1-2 years. Unless you are getting a smoking deal on the price many are over inflated in cities across the nation, so I would wait.

Something BIG is going down in the next couple years and prices will more than likely drop tremendously.

If Robert Vegas Bob Swetz was to ever purchase a home, I would never use a Bank

After the fall of the Real Estate Market in 2006, Robert Vegas Bob Swetz would never purchase a home using a Bank.

After the latest real estate crash Banks (cannot) be trusted and or not reliable in the eyes of Vegas Bob.

If I was to ever purchase a home, land, condo, etc., I would either pay CASH and or have the owner carry or finance the transaction.
And if I was to purchase a home either owner financed or owner will carry, I would make sure the owner didn't owe money on the home or has taken out any equity loans on the home, etc.

When push comes to shove I would rather have my money, etc. go back to the owner if I had problems paying, then to have my money go back to Corporate Banks ;o)

1. Know your Agent

2. Know your budget & how much you can afford to purchase

3. Know the Area, is it close to your employment, close to hospitals, schools, etc.

4. Know if there are Sector Roads, Freeway Systems, etc on traveling to work if your employed 

5. Know about crime statistics, etc.

6. Is the property a "Good Investment"?

This is just a handful of things to know when purchasing Real Estate in America, but the number 1. tip is to know your "Agent" ... Here are some more

If your purchasing a home around a lake ... does that agent have the knowledge of setbacks from the lake if your building a home? 

Does the agent know if the septic system is up to code? 

Does the agent know if there are CC&R's? 

Is the property located within a HOA?

And if your purchasing Vacant land like the photo at the top of the page:

How many feet away is the power to the property?

Is there a well on the property?

Is the well contaminated, up to date?

What are the building setbacks for building from the major road?

Is there easement or deeded access to the property?

How large of a home can you build?

Can you building a 3 story, or are there restrictions on the height of the home.

Do you have to put in a septic system or is there city water & sewage?

Is the property in a area where a airport expansion is planned for the future?

Is the property in a area where freeway expansion in planned for the future?

And then there are Commercial Properties which have so many more restrictions then residential.

If your building a Hotel, Casino, Professional Offices ... Is the property "Zoned" for this use?

What are the setbacks when building new buildings & structures?

What are some of the other building codes?

Where are the permits pulled for building?

How long does it take to get a permit to build?

Are there Sector Roads that go directly to the Commercial Property?

What are the restrictions on the height of the building?

There is so much information on purchasing a Home, Commercial Property or Vacant Land ... I could go on and on with questions and information.

So my question to you would be:

How knowledgeable is your agent?

Try asking some of these questions I have on my post and you will find out right away just how knowledgeable you or your Agent are ;o)
