When you are driving around in new communities with new homes and looking at model homes it is better to go in with an agent the first time you visit, and why?

Well I have heard enough horror stories of buyers losing $7000 to $5000 in earnest money because the builders lender couldn't get them financed. So what could a RE agent do so I didn't lose my earnest money? Write in the contract under contingency that if the buyer cannot get financed then the earnest money with be returned in full.
I just finished CE classes and heard other horror stories of RE agents bringing in relatives only to not be compensated for their services and or paid a commission, and buyers losing their earnest money.
So Home Buyers remember ... RE agents services are FREE and they will represent you in ways the New Home Builder won't.
And the New Home Builder is (NOT) going to give you any discount if you are not represented by a RE agent.

Personally Vegas Bob would Never purchase a Home For Sale By Owner

Lately Robert Vegas Bob Swetz has been seeing more and more For Sale By Owner signs, homes listed on Zillow, Trulia and several other real estate networks.

And I have been wondering why?

Personally I think that Homes For Sale By Owner are a liability. Why would buyers buy from and owner when the services using a Real Estate Agent are FREE?

When purchasing a home straight from a owner (not) using a real estate agent it would be a wise decision to hire an attorney to look over the contract, run the purchase through title to make sure there are no liens on the home, make sure the property taxes are paid and up to date, make sure there in no capped well, sewage pipes, septic system, foreclosure on the home and so much more.

Many years ago Vegas Bob use to purchase vacant land, vacant lake lots and even vacant commercial properties.

But for some reason I would never purchase a home straight from a owner.

 It's not because I am a real estate agent myself. 

And don't think that because the home owner is not using a real estate agent that your going to get a smoking deal.

 Top Ten Things to Do Before Listing Your Property for Sale

1. Before you put your house on the market, even if you think it is in pristine condition, contact Real Estate agent Robert "Vegas Bob" Swetz to walk through it. Vegas Bob may have suggestions for repairs or small improvements that could help you sell your house.

2. Maintain your lawn, garden, and shrubs. Keep the lawn watered and plant some flowers.

3. If you have a beautiful perennial garden or an herb garden that keep coming back each spring, shoot up a roll of film and put the pictures in an album for prospective buyers to look at. In the winter, people may have a hard time visualizing what the yard and garden will look like during the growing season.

4. Touch up the exterior paint if it's starting to flake or peel.

5. Have the chimney for both the furnace and the fireplace checked and cleaned.

6. Evaluate what your house looks like as you step in through the door. Does it look crowded or cluttered? Does it look like nobody lives there? Can people see past the "you" in the room and see the room itself?

7. Clean every room in the house thoroughly and get rid of the clutter and excess furniture. Have the carpets and draperies professionally cleaned. Put things in a storage locker if you have a lot of stuff. You'll make the rooms look bigger and brighter.

8. Make small fixes: touch up interior paint, or install new panels on the electrical switches. Fix drippy faucets, and update the knobs and handles on the kitchen cabinets. If a room really needs it, give it a new coat of paint in a neutral color. Have broken or cracked windows repaired or replaced. Wash the windows inside and out.

9. Clean the mildew out of your shower and touch up the grout.

10. Line up a professional cleaning service to come in while your house is on the market so you are always ready for short-notice calls seeking to set up viewings.

Former boxing champion Mike Tyson bought this home in the Seven Hills area of Henderson in December.

Iron Mike has some flashy new digs.

Former boxing champ Mike Tyson recently bought a two-story, 8,149-square-foot mansion in the Seven Hills area of Henderson for $2.5 million, just down the block from his old house.

The sales price was 40 percent below what previous buyers paid in 2006, during the real estate bubble.

Tyson and his wife, Lakiha, closed their purchase Dec. 28, county records show.

The six-bedroom home at 1258 Imperia Drive is in a guard-gated community and boasts an outdoor fireplace, lush landscaping, marble flooring and a grand entry. The property also has two detached casitas.

The seller, M. Tina Meyer, was a flipper: She bought the 0.76-acre spread last March for $2.3 million, county records say.

Brokerage firm Luxury Homes of Las Vegas, which represented the Tysons and Meyer in their transaction, has listed Tyson’s old house — 1294 Imperia Drive — for $1.5 million, according to a news release from the company.

Even if it sells at that price, Tyson would book a loss: He bought the home in early 2008 from former NBA player Jalen Rose for $1.75 million, county records show.

The house has been “smartly updated” for resale, said the news release, which noted the 49-year-old Tyson “is climbing back to financial success with (animated TV series) ‘Mike Tyson Mysteries,’ celebrity appearances, endorsements and a renewed business savvy.”

“The lucky buyer will not only be able to live in Mike Tyson’s old home, they will also be his new neighbor!” broker Ken Lowman, owner of Luxury Homes of Las Vegas, said in the announcement.

Tyson’s life has beenvolatile, to say the least, marked by athletic success but also prison time, drugs and steep financial problems.

In 1986, at just 20 years old, he became the youngest heavyweight boxing champion of the world. But he spent three years in prison in the 1990s after he wasconvicted of raping 18-year-old beauty-pageant contestant Desiree Washington, and he famously bit off a chunk of Evander Holyfield’s right ear during a 1997 title bout at the MGM Grand Garden Arena in Las Vegas.

Like many celebrities, Tyson has lived a lavish lifestyle, with mansions, jewelry, cars and Siberian tigers. But he filed for bankruptcy in 2003, claiming $23 million in debts, despite having earned about $400 million the prior 20 years, according to The New York Times.

Tyson also made a cameo, playing himself, in the 2009 hit movie “The Hangover.” The main characters break into his house and steal a tiger, but after Tyson confronts them in their hotel room at Caesars Palace, they drive it back.

Lowman could not immediately confirm if any scenes were filmed at his actual house in Henderson.

Tyson, meanwhile, has acknowledged being high on cocaine while filming scenes for the movie and that he agreed to be in the film to fund his drug habit, according to media reports.
